The four of them sat together at a steakhouse on the river. The wall of windows, looking out to the river and to the skyscrapers in the Loop, was open and warm summer air flitted in from outdoors. It was an obviously upper-class crowd, many men in suits and women in dresses, along with some tourists who had read the positive reviews about the restaurant. Avery and Nadia sat on one side of the table, while Avery’s father Charles and her brother Max sat on the opposite side.

Nadia smiled as she took a bite of her steak, mostly content to just listen in to the conversation rather than try to contribute. She felt slightly out of place in this restaurant, and among the Wool family, but she took it in stride. As her relationship with Avery progressed, she could feel herself growing more confident but she still had a long way to go. Despite the success in her career, she hadn’t yet reached the level of business that was represented by the people at this table. She was happy, though, to have the experience.

“The building is on South Clark Street,” said Charles, who must have been in his early 70s. His hair was grey, full, and well-manicured. He looked quite healthy for his age. “We currently have negotiated slightly below their asking price and are close to settling at eighty-six million.”

Nadia’s eyes widened at talk of such a large number, but she kept her mouth closed and was content to remain a fly on the wall.

“It’s a good first step into the Chicago market,” said Max. “We hope to acquire a few more buildings here over the course of the next handful of years.”

“How much of the building is currently leased?” Avery asked with interest.

“Eighty-four percent,” said Max. “Average lease term is around five years, and in-place rents are eighteen percent below market rates. Plenty of room to expand rent spreads.”

“This sounds like a good purchase,” said Avery. “And that’s a good price.”

“We have our eyes on other buildings downtown,” said Charles. “But we’ll have to raise more capital before we can leap into the more desirable buildings in the city.”

“So where do I come in?” Avery said. “How can I help?”

“Seeing as you’re already in Chicago for work,” said Max. “We were hoping that you could setup an office in the building once the sale goes through so that we may transition management over to our group.”

“Max and I will be completing the purchase from afar,” said Charles. “We’re only here currently for a tour of the building before we agree to the terms.”

“Of course, if it’s too much to ask,” said Max. “We wouldn’t want your work to suffer with Scheffler & Vonn, but we could really use your expertise for this project.”

Avery took it all in, and she nodded slowly. Her eyes looked over to Nadia, who returned the look for support. It seemed as though Avery was looking for some kind of sign, like she was trying to make a decision and she was searching for the answer within Nadia.
